Your own private bedroom with a shared bathroom (2 people per bath). Our most affordable option — perfect for budget-conscious students. Located in University Terrace & Colville communities.
3BR/2.5BA Townhome ($575-800 per bed)
Two or three-level townhome with 3 bedrooms. Master has its own private bath. Some units have patios or balconies. Great for students who want a more spacious household. Located in Colville townhome community.
2BR/2BA Condo ($650-800 per bed)
More intimate, quiet housing. Your own bedroom and your own bathroom. More space and more privacy. Perfect for grad students or anyone who wants a quieter living situation. Located in Colville & Shannon Green communities.

How close are your properties to UNCCharlotte?
Directly across the street — not "close to" or "near." You can literally see campus from the front door. Walk to class in under 10 minutes. No car, bus, or Uber needed. University Terrace & University Terrace North communities are located off University City Blvd & John Kirk Dr on the side entrance of UNCCharlotte, while Colville & Shannon Green communities are located off Suthers across from the main entrance of the campus.
What are the lease terms for rentals?
Leases run through either July 25 of the following year or December 31 of the current year, depending on your move-in date & situation. Move-in can happen as soon as your application is approved — some students are moved in within a week depending on availability.
Our typical lease terms are for 12 months, with some properties offering shorter lease options.
Do you require a security deposit for rentals?
Yes — all rooms/full apartments will require a deposit. The security deposit usually equals one month's rent, depending on application review. It is fully refundable at move-out, minus any charges for damage beyond normal wear and tear.

What utilities are included in the rent?
100% of our units include electric/water in your rent. Both utilities have usage caps depending on the unit. If the cap is reached for the total apartment, then the overages are split evenly among all Residents. Trash is always included. Internet is available and included in almost 100% of our properties. None of the units have gas. TV is not included so you will need to set that up yourself if you prefer.
Some properties include utilities in the rent, while others do not. Please check specific listings.
Can I tour properties virtually if I'm not in Charlotte right now?
Yes, absolutely! We can do virtual or video tours. Just let us know what works best for you.

How do I apply for a rental and what documents are required?
Apply online — it takes about 10 minutes. You'll need a valid ID, proof of UNCC enrollment or acceptance letter, and your cosigner's info (most students use a parent). Click "Apply Now" on this page to get started. Approval typically takes 1-3 business days.
Is there an application fee?
Fees apply to all UNCC Rooms applications:
$50 per applicant | $50 per cosigner
Most applications = $100 total
Covers background check, credit check, rental history — separately per person.
✅ REFUNDABLE if ALL are true:
Requested within 5 business days of submission
No checks processed (applicant or cosigner)
Refund = permanent withdrawal. Application closes immediately.
❌ NON-REFUNDABLE if ANY are true:
Any check processed (approved OR denied)
After 5 business days of submission
Approved but did not sign lease
VALIDITY: 30 days from submission. Refunded applications close immediately — 30-day window does not apply. New application and fee required to reapply.
COSIGNER: Same rules apply to fees and validity.
TO REQUEST: Email [email protected] Subject: "App Fee Refund — [Name] — [Date Applied]" Include: name, cosigner name, submission date. Processed in 5–7 business days back to original payment method. No phone requests. No exceptions after 5 days.
