UNCC Rooms is a student housing portfolio near UNC Charlotte managed by Queen City Management Services (QCMS). We manage private rooms in condos and townhomes across University City — the neighborhood directly surrounding the UNC Charlotte campus in Charlotte, NC 28262. Every unit has a real lease, a real management team, and Parker available 24/7 for questions. Same company, real accountability.

All of our properties are in the University City neighborhood of Charlotte, NC — the area directly surrounding UNC Charlotte’s main campus on North Tryon Street and University City Blvd. Communities include University Terrace North, University Terrace, Colville Gardens, Colville Townhomes, and Shannon Green. Most are within a 10-minute walk of the campus entry gates. The Lynx Blue Line JW Clay Blvd and University City Blvd stations are also nearby for getting to Uptown Charlotte without a car.

University Terrace and University Terrace North are off of John Kirk Rd so the side entrance of the UNC Charlotte campus — directly across from the main entrance of Suthers Rd are the  Colville and Shannon Green communities. All four are in the University City area of Charlotte, NC 28213 & 28262, which is the primary off-campus housing corridor for Charlotte 49ers. University City Blvd, North Tryon Street, and JW Clay Blvd are the main roads that run through the area.

UNC Charlotte on-campus housing with a required meal plan can cost up to $16,528 per year. Our rooms run $525–$900/month — roughly $6,300–$10,800/year — with no mandatory dining contract. You also get more space, in-unit laundry, and a private bedroom lock. The dorms close for breaks. Our leases run on standard 12-month cycles so you’re not scrambling for somewhere to stay in December. For most Charlotte 49ers, the math favors off-campus.

Pet policies vary by community and unit. Some locations in the Colville area do welcome pets with certain breed and weight restrictions. The best way to find out what’s currently available is to text Parker at 980.405.1970 and tell him what kind of pet you have. Don’t assume — confirm before you apply.

Yes. Parking is included at our properties. Most units include one or more parking passes per bedroom depending on the community. You’re not paying $150/month for a parking permit on top of your rent. Text Parker to confirm the parking setup for any specific property you’re interested in.

Residents submit  maintenance requests through the tenant portal where it gets logged and tracked from submission to resolution. Owner covers maintenance related to functionality and livability of unit. However, at times, when Residents break something or cause damage to the property, Tenants may be responsible for charges to repair items. Every request is documented. You’re not texting a landlord who “gets to it when he gets to it.”

Our lease terms fall the academic calendar of UNC Charlotte.  So our lease start in August and the following July. If you’re looking for a fall semester room, the best availability is in early spring. Rooms at the lower price points go first every semester — the $525–$585 units are usually gone early. Don’t wait until August and hope something opens up.

We have a formal process for it. If something escalates between roommates, the QCMS team steps in to work through a resolution. In some cases, an internal room transfer is possible depending on availability. You’re not stuck with no options and no one to call.
