Step 2
Book a Tour Parker schedules the showing on the spot — in-person or virtual. No waiting for a callback. Confirmation is immediate. Most students can tour within 24 hours.
Step 3
Submit the Application Online application. $50 per applicant. $50 per co-signer. Required: government-issued photo ID, proof of UNC Charlotte enrollment or income, rental history if available. Decision in 24–48 hours.
Step 4
Review and Sign Digital lease. Co-signers receive a full copy of the executed lease and are listed on the contract. QCMS reviews all terms before signing.

If my student's roommates stop paying rent, am I on the hook for their share?
No. Each student signs their own individual lease for their own bedroom. Your financial responsibility is limited to your student’s room — full stop. If a roommate leaves early or stops paying, it doesn’t touch your student’s lease or your liability. This is one of the biggest differences between renting through us versus signing a joint lease with friends.
What happens when something breaks in my student's room?
Maintenance requests go through our tenant portal and are tracked from submission to resolution. Owners are responsible for repairs in the property. However, at times, Residents may break or damage things in the unit. In those cases, tenants may be responsible for the cost of those repairs.
How secure are the individual bedrooms in shared units?
Every bedroom has its own private lock — separate from the front door of the unit. Your student’s room is their space. Shared kitchen and living areas, private sleeping and studying. It’s the standard setup across our portfolio near UNC Charlotte.
Can my student use their financial aid refund to pay for rent here?
Yes. Once UNC Charlotte releases semester financial aid refunds, those funds can be applied directly to off-campus living expenses. Because our rooms start at $525/month — well below what on-campus room and board costs — financial aid typically stretches further here than it would in the dorms.
Are freshmen allowed to live off-campus at UNC Charlotte?
UNC Charlotte does have a first-year live-on requirement that started Fall 2025. However, exemptions exist — students who live within a certain commuting distance of campus, or those with documented financial or personal hardship, may qualify for a housing waiver. The university’s Housing and Residence Life office publishes the current exemption criteria each year at housing.charlotte.edu. We’d recommend checking there directly for the most current rules before applying.
